What makes group hotel booking in Edinburgh different

Large group hotel booking in Edinburgh depends on the calendar. In August the Festival Fringe, the Edinburgh International Festival and the Royal Edinburgh Military Tattoo run at the same time (6–30 August in 2027), and Amadeus data put the August 2026 hotel average daily rate at about US$467. Two rules also changed recently: the city center Low Emission Zone (LEZ) has been enforced since 1 June 2024, and since 24 July 2026 a visitor levy of 5% applies to paid overnight stays.

Edinburgh hotels price in GBP. The rates on this page are converted to EUR so you can compare them with the rest of your tour.

Where tour groups should stay in Edinburgh

  • Haymarket and West End. Large 4★ hotels near Haymarket station and the tram, a flat 15 to 20 minute walk to Princes Street. The coach approach avoids the Old Town streets.
  • Old Town and Grassmarket. Walking distance to the Castle and the Royal Mile, but coach access has been removed from Johnston Terrace and the Lawnmarket, and the nearest coach set-down is on Castle Terrace. Luggage transfers need planning.
  • Leith and the Waterfront. Hotels with more space around them, linked to the center by tram since 2023.
  • Edinburgh Park, South Gyle and the airport. Outside the LEZ, with easier coach parking and tram links to the center. Practical for large blocks and for August, though the ride in takes 25 to 35 minutes.

Places to stay in Edinburgh for large groups

The 10 hotels listed on this page were chosen for group business: 238 to 303 rooms each, 5★ and 4★, with a group desk that handles rooming lists and one contract per block. The largest blocks for a full coach in Edinburgh are at Holiday Inn Edinburgh (303 rooms, Corstorphine), Leonardo Hotel Edinburgh Haymarket (282 rooms, Haymarket) and Sheraton Grand Hotel & Spa, Edinburgh (269 rooms, West End). Hotels of this size can usually hold 25 to 50 twin rooms on one contract, which is what a 45 to 50 passenger coach needs.

Corporate travel accommodation in Edinburgh works the same way. Incentive groups, conference delegations and company trips get a group rate, one rooming list and one invoice, and the same hotels serve both markets. Hotels with meeting space on this page include Holiday Inn Edinburgh, Leonardo Hotel Edinburgh Haymarket, Sheraton Grand Hotel & Spa, Edinburgh.

Which is the best hotel for a group in Edinburgh depends on the itinerary more than on the lobby: coach access, parking and the distance from the center decide how the day runs. Compare the hotels below by district and distance, add the ones that fit to your request, and the desk confirms group availability and the rate for your dates within 48 hours.

Indicative group hotel rates in Edinburgh

The table shows group hotel rates in Edinburgh for a twin room with breakfast, converted from GBP to EUR and before the visitor levy. The high-season range covers April to October outside the festivals. August festival dates, Hogmanay and Six Nations rugby weekends at Murrayfield are priced separately and often sit well above the range. More on how group pricing works.

Low and high season. Indicative group rates, EUR per twin room per night (converted from GBP), group rate, breakfast included. As of September 2026.
3★ low 3★ high 4★ low 4★ high
€95–135 €150–215 €120–170 €190–270

Indicative only. Final group rates depend on dates, room mix, board and release terms and are confirmed in the desk's proposal. Low season: Nov–Mar (excl. Hogmanay and Six Nations match weekends). High season: Apr–Oct (August festival dates quoted separately, typically above this range).

Coach logistics: parking, drop-off and driver rooms

  • Low Emission Zone: enforced since 1 June 2024, 24 hours a day, every day. Coaches must meet the Euro VI standard. A non-compliant vehicle is fined from £60, and the charge escalates for repeat entries within 90 days.
  • Drop-off: the council's coach set-down on Castle Terrace is free for up to 30 minutes, Monday to Saturday 8:30 to 18:30 and Sunday 12:30 to 18:30.
  • Parking: as of 2026, medium-stay coach parking on Regent Road (up to 10 hours) and Inverleith Place costs £9.80 per hour, payable by RingGo. The council has proposed more coach bays on King's Stables Road.
  • Driver rooms: singles for the driver and guide in the group hotel. For August we secure them with the main block, since adding rooms later is rarely possible.

Group types we place in Edinburgh hotels

  • Coach tours built around the Royal Edinburgh Military Tattoo, where room blocks should match the ticket allocation.
  • Adult tours of Scotland, typically 2 or 3 Edinburgh nights before the Highlands.
  • School and university groups, usually in 3★ hotels outside the Old Town.
  • Golf groups heading to St Andrews and the East Lothian courses, with space needed for club bags.

Sample itineraries with an Edinburgh stop

  • London, York, Edinburgh: about 650 km from London by road, usually split with a night in York.
  • Edinburgh and the Highlands: Stirling, Loch Ness and Inverness (about 250 km from Edinburgh) before returning south.
  • Edinburgh and Dublin: south-west to Cairnryan, the ferry to Belfast, then on to Dublin.

Group hotels in Edinburgh: FAQ

Which Edinburgh hotels take groups of 50?

A 50-guest coach group needs about 25 twin rooms plus singles for the driver and guide. Blocks of that size are most realistic at large 4★ hotels around Haymarket and the West End, at Edinburgh Park and near the airport, and at some Leith hotels. The Old Town has fewer large properties and harder coach access. We confirm availability, rate and release date per hotel.

Is there coach parking at Edinburgh hotels?

Hotels at Edinburgh Park, near the airport and in Leith are more likely to have space for a coach. In the center, drivers use the Castle Terrace set-down (30 minutes, free) and park on Regent Road or Inverleith Place at £9.80 per hour. Any coach entering the city center LEZ must meet Euro VI. We confirm the arrangement for each hotel.

How early should we block rooms in Edinburgh for May–June?

For May and June, block Edinburgh rooms 9 to 12 months ahead. For August, 12 to 18 months is safer, because central hotels fill with festival demand and set rates early. Groups tied to the Military Tattoo should align room blocks with their ticket allocation. Late requests are usually placed at Edinburgh Park or outside the city.

Can you book Edinburgh plus the next stop in one contract?

Yes. We book Edinburgh with London, York, the Highlands or Dublin in one proposal, one contract and one invoice. The visitor levy, deposit and release date for each hotel appear in one schedule, so your team sees every deadline and extra charge for the whole Britain and Ireland route before confirming.

Do Edinburgh hotels charge a group city tax?

Yes. Since 24 July 2026 Edinburgh charges a visitor levy of 5% on paid overnight accommodation, calculated before VAT and excluding meals, parking and other extras. It applies to the first 5 consecutive nights; bookings made and paid before 1 October 2025 are excluded. Groups pay it like individual guests, and we show it as a separate line in the proposal.

What are the best hotels for large groups in Edinburgh?

For a group of 40 to 50 people, the most realistic blocks in Edinburgh are at the largest hotels on this page: Holiday Inn Edinburgh, Leonardo Hotel Edinburgh Haymarket and Sheraton Grand Hotel & Spa, Edinburgh. Groups of 15 to 25 rooms have more choice, including smaller 4★ hotels closer to the center. We confirm availability, group rate and release date per hotel for your dates.

Do you arrange corporate travel accommodation in Edinburgh?

Yes. Business groups, incentive trips and conference delegations in Edinburgh are booked like tour groups: one request, a group rate, one contract and one invoice, with meeting rooms or a dinner venue added where needed. Send the dates and the number of rooms and the desk returns a proposal within 48 hours (working days).

Upload your itinerary. We return a group hotel proposal within 48 hours.
